If you rent out a property in Spain for short stays – even occasionally – there’s a new rule you should be aware of starting July 1, 2025.
The Spanish government has launched a Digital One-Stop Shop and a Unique Registration Number system for short-term rentals. This comes from new EU-wide regulations to make vacation rentals safer, more transparent, and easier to track.
🏡 Who Does This Affect?
• Anyone renting out a home, apartment, room, or even a boat for short periods (vacation, work, study, medical stays, etc.).
• Platforms like Airbnb, Booking.com, Holidu, etc.
📌 What You Need to Do:
1. Get a Unique Registration Number for each rental unit.
• You’ll need to provide property documents and basic info (location, number of guests, etc.).
• Apply through Spain’s Property Registry or online via the official portal.
2. Give that number to your platform (Airbnb, Holidu, etc.) – without it, they can’t list your property.
3. Keep your info up to date – any changes must be reported.
4. Expect checks – authorities will be reviewing listings, especially in 2025.

• Now: The rule is already in force.
• By July 1, 2025: All listings must include the registration number.
